Do I need council approval?
Yes. Connecting to sanitary services and other utilities requires Building Consent, followed by a Code of Compliance Certificate once council inspections are completed. We provide documentation for application of council consent but recommend you use our Architect to lodge the Building Consent application due to being familiar with the Technical process for ,
Small units (under 30m² without kitchen or bathroom): Typically do not require a permit. You must still follow local regulations for boundary setbacks, build to NZS3604 standards or have NZCP Engineer certification, and install a smoke detector.
Second dwellings (70m²): Currently require Building Consent until new regulations are introduced in late 2026. Even after this, Code of Compliance and H1 Healthy Homes Standards will still be required.
How soon can I get my Iconicspaces MONO Home?
In-stock homes: Delivered within 10 days of full payment.
Custom orders: Lead time of approximately 60–70 days from deposit.
Is delivery included?
Delivery is free within on road 100km of our yard to an easily accessible site, ready for placement on foundations, For Kit Homes time on site and distances outside this will be at an extra charge, a Hiab truck is typically required at around $200 per hour.
What setup is required?
Our expandable homes arrive 90% pre-assembled, ready to be placed on foundations for final installation. Electrical Ready for electrician connections Plumbing ready for plumber to complete and connect to water & wastewater Installation can be arranged with our tradespeople, or you may use your own Licensed Building Practitioner (LBP).
Suitable for both council connections and off-grid systems.

How long is your warranty?
Structural warranty: 15 years, renewable every 15 years after engineer inspection (Building Warrant of Fitness), subject to proper use and care.
Appliances, fixtures & fittings: 3 years.
What foundations are required?
Flat, level, and sturdy ground is ideal. Timber, concrete, or steel screw piles can be used. A Geotech Engineer’s report and Foundation Design are required for Building Consent.
Do your homes come with appliances?
This depends on your package:
Kit Package: Build Structure only (appliances not included).
Lock Up package: Includes basic appliances (stove, cooktop, rangehood), deluxe kitchen upgrade,
Extras Required : Air-conditioning with fresh air intake, electric water heater, and metered switchboard.
Can I design my own home?
Yes. The Iconic MONO is modular and available in 37.5m², 58m², and 70m² formats with options to add extra rooms, decks, patios, and carports. Layouts can include 1–4 bedrooms, kitchens, bathrooms, and laundries. Interior finishes, claddings, and electrical features can also be customised (conditions and costs apply).
Do you supply off-grid packages?
While we do not directly provide off-grid packages, our homes are designed to accommodate them. We can recommend contractors to assist with solar, water, and waste solutions.

Do you do fixed-price quotes?
Yes. Special orders may include estimated shipping costs.
Do you offer finance?
Not directly. However, Kiwibank (for Iwi) and Westpac may offer loans for prebuilt prefab homes (subject to criteria).

What are your payment terms?
In-stock kit purchase: 10% deposit to hold, balance due within 5 working days before delivery is booked.
Custom kit orders (ex-China): 70% deposit on order, 30% prior to site arrival.
Site install package: 60% deposit on order, 30% prior to landing on foundations, 10% on Code of Compliance.
Please Note: Ownership remains with Iconicspaces until full payment is received.
