With new regulations expected to take effect from 15 January 2026, some granny flats may be able to be built without a full Building Consent, provided specific exemption criteria are met.
Our homes are designed to suit both traditional consented builds and the new exemption pathway, giving you flexibility, confidence, and a future-ready solution.

WHAT IS A GRANNY FLAT?
A granny flat is typically:

A standalone, single-storey dwelling of up to 70m²
Used as a second dwelling, family unit, or rental accommodation
Potentially eligible for a Building Consent exemption from Jan 2026, subject to conditions
Important: District plan rules, service connections, development contributions, and council notifications may still apply.

Designed to achieve Healthy Homes / H1 compliance
Built or supervised by Licensed Building Practitioners (LBPs)
Certified for Wind Zones 1–3, with upgrades available for Zones 4–5
If exemption criteria are not met, the home simply proceeds under a full Building Consent pathway — no redesign required.
